Buyer Beware of Buyer BeScared

Buying a home is a huge, life changing event that requires time and patience.  It's therefore not uncommon to be paralyzed by indecision after viewing several homes.

It's important to be fully aware of your wants and needs, especially if you're purchasing as a couple.  Relationships are all about compromise so if you can't agree after viewing scores of homes, you need to sit down and reassess your priorities.

Keeping up-to-date with the local real estate market is key to getting the right property at the right price.  Markets vary over both time and location so make sure you're familiar with your area of choice so you'll know whether your expectations are realistic.

With today's online technology, it's never too early to get acquainted with the local market.  It's important to get a head start because oftentimes the first or second home you view will be "the one" but if you're totally new to the market, you'll be too hesitant to seize the opportunity.

It's sometimes necessary to act quickly when the perfect home comes up but in order to do that, you need to be confident, and confidence comes from being prepared.  It's therefore recommended that you talk to your mortgage specialist well in advance so that you're ready, willing and able when the time finally comes.

Having an open line of communication with your agent is critical to ensuring a positive, productive relationship.  Always keep your agent up-to-date whenever your criteria or circumstances change.  This way, you won't have to view a bunch of unsuitable homes that will only end up causing more confusion.

Buying a home can be a little nerve wracking if you're not fully prepared.  A bit of fear is completely natural but there comes a point when you have to put your fears aside in order to make the right decision.  As with any journey, it's important to align yourself with competent professionals to help guide you along the way.
